Living in Jersey City, NJ
Neighborhood by neighborhood: what you get, what it costs, and how you get to work.
Jersey City, Hudson County
One city, about six different markets.
A glass condo by the PATH and a two-family in the Heights are both “Jersey City,” but they price, rent and feel nothing alike. The neighborhood you pick matters more than the city name.
The neighborhoods, quickly
Downtown
Paulus Hook, Van Vorst Park, Hamilton Park, Harsimus Cove. Brownstones, high-rises, and the Grove Street and Exchange Place PATH stations. Generally the priciest part of the city.
Journal Square
A major PATH hub with a lot of new construction, and condo prices that often run below Downtown.
The Heights
Two-families, Riverview Park and Pershing Field, and views over Hoboken from the cliffside streets.
Bergen-Lafayette
Rowhouses, Berry Lane Park, new buildings near the light rail, and quick access to Liberty State Park.
West Side & McGinley Square
Lincoln Park, more single- and two-family homes, and the light rail along the West Side.
Greenville
The south end of the city, closer to Bayonne, with mostly one- to three-family homes.
Getting around
- PATH trains to the World Trade Center and Midtown from Downtown and Journal Square
- Hudson-Bergen Light Rail along the waterfront and the West Side
- NY Waterway ferries from the waterfront to Manhattan
- Turnpike Extension and Routes 1&9 and 440 for drivers
The housing stock
- Downtown brownstones and rowhouses, many split into condos
- Waterfront and Journal Square high-rises, rentals and condos
- Two- and three-family homes across the Heights, West Side and Greenville
- For condos: building budgets, assessments and any tax abatement matter as much as the unit
Parks and downtown
Liberty State Park on the harbor, Lincoln Park on the West Side, a large Hudson County park, plus Hamilton Park, Van Vorst Park and Riverview Park. Neighborhood main streets include Newark Avenue Downtown, Central Avenue in the Heights and the blocks around Journal Square.
Schools
Public schools are run by Jersey City Public Schools, which also offers some magnet and specialized programs. For official information on any school, see the NJ DOE School Performance Reports.
What I tell buyers
For condos, read the building budget and ask about special assessments and any tax abatement and when it ends. For two-families, check the rent roll and the leases. And walk from the house to the train at the hour you’d actually commute.

Jersey City FAQ
Questions I get about Jersey City
Which Jersey City neighborhoods have PATH stations?
Downtown has Grove Street, Exchange Place and Newport, and Journal Square has its own PATH station. Other neighborhoods use the light rail or buses to reach the PATH.
What is a tax abatement on a Jersey City condo?
Some newer buildings were approved with tax abatements, which lower the property tax bill for a set number of years and then phase out. Ask for the abatement terms and end date before you buy, because the bill can rise as it phases out.
Does Jersey City have rent control?
Jersey City has a rent control ordinance that applies to many older rental buildings. If you are buying a multi-family, check with the city’s rent leveling office how it applies to that property.
